Beyond your own yard lies the heart of Cobb Hill: a rich web of shared resources and relationships that make daily life easier and more joyful. Reasonable HOA dues include heat and electricity. The 272-acre Cobb Hill eco-village has been a thought leader/incubator in rural environmentalism for over two decades. The shared property alone is valued at over $75,000 per house. Your non-human neighbors include cows, chickens, bees, and bunnies. Located only 20 minutes from Dartmouth College and DHMC, Cobb Hill is THE place for scholars, tinkerers, artists, philosophers, dreamers, gardeners, farmers, hikers, students, and others who are passionate about the environment, agriculture and community. This home is sustainably built with solar hot water, south facing orientation, triple pane windows, composting toilets, electric car charging stations, a super-efficient central wood heating system, and heat pumps installed in 2022. The Cobb Hill eco-village has fixed prices set at fair market value for homes for the first 90-days. The prices are non-negotiable during this time (January 5, 2026 - April 5, 2026). The intent is to find the right fit rather than the highest bidder. No commission is offered to a buyer's agent.
