In the Arkansas Delta, a gravel road meanders through the woods and dead ends at the Blackfish Compound, 65 acres at the confluence of Frenchman's and Blackfish Bayous. A fenced-in two acres overlook this river and include a 3,590 sq. ft. home, 750 sq. ft. apartment, 120 sq. ft. shop, BBQ shack, gazebo, and outbuildings. Outside of the fence lies a sportsmen's paradise, complete with a water-controlled duck hole, deer stands, and fishing access. The home has three bedrooms and 2.5 baths, formal dining area, vaulted ceiling great room, study, laundry room, granite countertop kitchen, plenty of closet space, hardwood, tile, vinyl floors, and a surveillance security system. The 750 sq. ft. apartment has one bed, one bath, kitchen and sitting area, and a garage currently used as a game room. A 30x40 shop is connected as well. The ""BBQ shack"" is great for entertaining in the backyard, overlooking Blackfish Bayou. Fire up the grill, wet a line, and shoot skeet from the deck. The 65 acres are surrounded by heavily managed Conservation Reserve Program properties and in close proximity to Mud Lake Duck Club and other waterfowl hunting destinations. The landowner dug a well and built a levee to control water for duck hunting right out the front door. A healthy deer herd makes their home at the confluence, hogs travel the river, and turkeys are observed roosting over the bayou. There is no shortage of opportunities to tailor this 65-acre canvas to your liking. Homestead, government programs, rental income from crops and the apartment, hunting and fishing club and camp, or a personal private residence, here is the chance to get away, just far enough! 45 miles from Memphis, 110 from Little Rock, 30 to Wynne, and 20 miles to closest Walmart in Forrest City.
