This off-grid retreat was designed as the ultimate refuge-comfortable, self-reliant, and surrounded by natural beauty. Located just 100 yards from Zion National Park, this property offers a unique combination of seclusion, sustainability, and access to world-class scenery. With easy walking access to the Cable Mountain and Observation Point trailheads, it feels like a permanent vacation away from the chaos of the world. Though remote, it's still within reach of essential resources in St. George, Cedar City, and the surrounding area. The main cabin is 750 sq ft with an open floor plan, a loft, and one full bathroom. The kitchen includes a propane cooktop stove, refrigerator, and microwave oven. Attached is a 12x12 octagonal solarium with adjustable screened windows-a bright, functional space for growing food or relaxing with friends. The pavilion provides shaded outdoor space for grilling, while the deck is perfect for stargazing around the propane fire pit. The location is quiet and private. On many weekdays, you may not see another person. Peak weekends typically bring only a handful of vehicles through. The Zion Ponderosa Ranch-just 1.8 miles away-offers year-round amenities. The home is fully backed up with robust utility systems. It is connected to Garkane's grid power and supported by solar panels, a battery bank (16 6V golf cart batteries), and a 14kW Kohler propane generator with an automatic transfer switch. A 250-gallon underground propane tank fuels the generator, and all critical systems are secured in an 8'x20' underground cargo container. This container also includes a laundry area with a large-capacity washer and dryer. Its vented airflow system regulates temperature and humidity year-round, perfect for food storage and safeguarding vital equipment. The generator is housed in a lockable, tamper-resistant cage that also serves as a picnic table under the pavilion. The water system is equally prepared. The property is scheduled to be connected to the new culinary water system for the neighborhood in August ($45k value), and it also includes a fully functional backup system. A secure underground pump house pressurizes and distributes water with a solar-powered high-pressure booster. The entire system is freeze-resistant, with a storage capacity of 3,500 gallons (2,500 above ground and 1,000 underground). All plumbing and traps are insulated and fitted with heat tape to remain above 40F in winter. A 40-gallon electric water heater is located in the cargo container. The tankless Ranein 65,000 BTU high-altitude RV water heater was installed in 2025. Heating and cooling are handled by a high-efficiency mini split system, with a propane fireplace stove as a reliable backup heat source. After nearly a decade of craftsmanship, planning, and care, the owners have built a true sanctuary. Though personal circumstances now require them to move on, this is a rare opportunity for someone else to step into a ready-made haven-fully equipped, lovingly maintained, and truly one-of-a-kind.
